How to Select an Agent
Knowledge of inventory.
Ability to negotiate.
Ability to understand/determine your desire and show you appropriate properties.
Ability to assist you in evaluating the value of properties shown.
Knowledge of neighborhoods, resources, schools, shopping, transportation and recreation.
Knowledge of the pluses and minuses of particular communities.
Basic knowledge of legal, financial and tax implications/considerations of decisions and ability to refer a professional when appropriate.
Willingness to accommodate your schedule; help you look, when you want to look, for as long as you want to look.
Buying a Home
When you are moving to the Las Vegas valley (or, if you're already here and want to move to another home), call me. Then relax, knowing you are in the hands of someone who will consider your needs as seriously as you do.
I can help you determine how much home you can actually afford. If you're short on cash, I can suggest some possible sources of funds for your down-payment, or help you find low down-payment loans or seller-financed loans.
I can help you work out a realistic idea of the home best suited to your needs: Location, size, style, features, accessibility to schools, transportation and shopping.
I search the Multiple Listing Service with your specific criteria in mind. When new listings come to the market, I can find out immediately if there are homes that might fit your needs. We can go out and view the properties when they are brand new on the market.
I can often suggest simple, imaginative changes that could make a home more suitable for you, and improve its appearance, utility and value.
I can supply information on real estate values, taxes, utility costs, municipal services and facilities.
I can be objective about homes I show you. I can point out advantages and disadvantages, while answering your questions.
I act as a liaison between you and the seller, presenting offers and counteroffers until an agreement is reached. During escrow, I will negotiate on your behalf with the seller to diffuse problems before they become too big to handle.
I can help you arrange for professional inspections to determine the structural condition of the home and its major components.
I will familiarize you with the escrow process by explaining it all in advance. I will carefully follow up on all of the details for you. I will keep you well informed throughout the escrow process.
The Right to Equal Representation
Purchasing a property without your own real estate agent is like being in a tennis match with you on one side and three people on the other! Your money provides the funds for the closing transaction. You deserve to have an agent on your side of the court.
The Right to Freedom of Choice
You have the right to choose. If the agent is not working for you as a buyer's agent, he/she cannot help you determine that a property is overpriced or give you advice about offering less than the asking price. She cannot reveal the seller's motives.
A seller's agent must treat you fairly and can't misrepresent any aspects of a property, but he must try to get the most money and best terms for the seller. He must, by law, tell the seller everything she has been able to find out about you.
A transaction broker is no one's agent and will handle the paperwork. She can't give you advice or direction of any kind that might favor your position over the seller's.

From Fran...
I have chosen to work only for buyers--no conflicts, no reason to steer buyers to properties because of other loyalties. I represent buyers exclusively with a commitment to consistent professional representation.
I am an active member of the Greater Las Vegas Association of Realtors and the Multiple Listing Service. I have access to all the same listings and sales data available to other agents. The difference is, I use information to your advantage in finding your home and negotiating and purchase.
My commission is paid at closing from the fee the listing broker receives from the seller. It doesn't cost you more to be represented by me.
I know that as a buyer you want to minimize your costs and risks, and maximize your opportunities and economic gain. I also know that moving to a new home involves much more than just finding the right house.
