Preparing Your Home For Marketing

Investing a few hours and dollars in your home NOW can pay you big dividends when you sell. Look at your home as if you were a prospective buyer. Are things in good general repair?

The following is a check list that may be helpful.

 

Exterior

  • paint - fresh and appealing
  • shrubs - trimmed and shaped
  • lawn - cut, fertilized and watered
  • gutters & downspouts repaired
  • yard - picked up and uncluttered
  • flowers planted in season
  • walks & driveway clean
  • front door - sanded and repainted

Interior

  • entrance area clean & well lighted
  • walls and ceilings painted & floors shining
  • hight-wattage lights in dark areas
  • windows clean and able to be opened
  • rooms furnished properly
  • closets & storage areas orderly
  • door knobs & hinges tightened
  • leaky faucets & plumbing repaired
  • torn screens and cracked windows fixed
  • switch plates and woodwork clean

 

Generally all repair work must be attended to. However, a new roof, landscaping, additions or other major items should be taken under advisement.

Tour Tips

When your house is being viewed by a prospective buyer, it is important to act professionally. Your objective is to present your property in its best light without making the prospects feel uncomfortable.

  • Do not try to be friends. This is not a social visit. Don't gossip about the neighbors or offer information about the house. Do not treat the prospect or the REALTOR® like guests.
  • Do not follow the real estate agent around, pointing out features or praising your own home. Your presence will inhibit the free exchange of ideas between the agent and the buyer client. Your agent will not point out negative features. And most agents who bring a buyer will act as your agent, even if you have never talked with them before.
  • If the prospect is viewing your home by appointment, without an agent, then you should conduct the tour... but only as an observer, to ensure the security of your possessions. It is more desirable if a Realtor shows the property to a prospective purchaser.

Showing Your Home

It is very important to spruce your home up as much as possible so that when buyers visit they are favorably impressed. Over the past years, we have found that by taking the following steps you can make your home more appealing, and increase the likelihood that it will sell quickly, and for the best possible price.

 

Steps to Take Now

  • Keep lawn neatly trimmed.
  • Clean all windows.
  • Paint or clean entry porch and front door.
  • Replace all burned out light bulbs.
  • Tidy up closets. If possible, clean out your closets and store as many items as you can someplace else.
  • Eliminate clutter from counter tops, bookcases, and all floor areas.
  • If you have pets, determine if there is any area (preferably outside or in your garage) where you can confine them when potential buyers visit.
  • Fix any leaky faucets or defective electrical switches.
  • Give your home a careful cleaning.

 

Steps to Take When A Buyer Is About To Come To Your Home

  • Turn all the lights on, even if it's day time.
  • Open all drapes.
  • Tidy up the kitchen and bathrooms.
  • Freshen up any cat litter box, and hide it.
  • Keep the house comfortable. This may require turning the heat up to at least 68 degrees in the winter. If you have a working fireplace, light a fire.
  • Put money and valuables out of sight.

 

Steps to Take When An Agent Is About To Bring A Buyer To Your Home

In addition to the steps above...

  • Try to leave the house during the visit. Buyers will be more comfortable if the owner isn't present.
  • If you can't arrange for your children to go someplace else, keep them occupied in one room.
  • Let the sales associate show your house. Do not follow them around. Save the business card of the sales associate who shows the house so I can contact him or her after the visit.

 

Steps toTake When a Buyer Shows Up Without an Appointment

  • Let them see your house by conducting the tour yourself.
  • Be an observer, do not attempt to be an agent.
  • Get their name and phone number so we can contact them later.
